Frequently Asked Question - What is it like at a property auction?

  • All auction rooms receive anybody who is reasonably dressed it does not matter if they're going to bid or not just that they expect people to be quiet during the auction. The auctioneers like to see a room full of people in any auction.
  • You will always find people coming and going constantly. It is up to you to arrive and depart at your wish; you are expected not to distract people while the process of bidding is in process.
  • You will not be stopped or questioned if you arrive late or leave after the lot you're concerned about, it is better that you don't miss the auctioneer's opening speech and announcements.
  • You can use empty seats if you want to, but it's better to stand where you can see any other bidders. Generally auctioneers mention vacant seats existing at the front of the auction room, even though lots are no more expensive whether you are sitting at the front or prefer to stand at the back.
  • You can choose whether to sit or stand but if you want to bid, you need to be in a position where you can see the auctioneer and he can see you easily.
  • Auction rooms usually open about one hour before the auction starts. Most of the audience turns up in the 20 minutes before proceedings start. Auctions often start about five minutes late, but don't rely on this. If you have questions to ask the auctioneer's staff or solicitors before the auction, try to arrive half an hour before the auction starts.
  • When you reach the auction you need to check if there have been any additions or amendments to the lots and lot details and also if the lot in which you are interested has already been sold or withdrawn. Check if the lots are to be offered in alphabetical or numerical order.
