5 Questions to Ask before Signing Your Apartment Lease in Budapest

Being new to a city as big as Budapest comes with many challenges when it comes to renting an apartment. More than 1.7 million people are living in the city divided into 23 districts.

The JustBudapest.com website, as well as other similar websites, can be very helpful in finding your way around and learning about the local apartment rental market.

But even with all the knowledge in the world, there are specific questions that you should ask yourself before renting an apartment in Budapest. The answers can help you make the best possible choice.

1.     Am I in the right district?

As we’ve already mentioned, there are 23 districts, and you can rent an apartment in each one of them. At the same time, each district has its distinctive features. For example, neighborhoods such as Víziváros, Belváros, and Lipótváros are where the wealthiest people live. As a result, real estate and rental prices tend to be pretty high. So, unless you got deep pockets as well, you should avoid these neighborhoods.

2.     Is the apartment near public transportation?

This is about considering your daily commute requirements. If they are frequent, and you don’t own a car, then you better make sure that your apartment is near a bus/tram/metro station. Also, the neighborhood plays a big role in this decision. For example, District XII is poorly connected via public transport as most people who live there own cars.

3.     Have I considered the overhead monthly utility costs?

In addition to the monthly rental fee, you will be asked to cover the monthly utility costs as well. Typically, that includes the building’s maintenance fee, water charges, internet, gas, and electricity. Make sure that your new landlord is clear in this regard so that you can plan your budget accordingly.

Some of the luxurious apartments include even more costs, which can considerably influence your planned budget.

4.     Do I prefer a quiet area or the bustling city center area?

This is all about your personal preferences and how you plan to spend your days in Budapest. For example, District VII is where you can find the most famous ruin bar pubs. This entire area is known as the “party district.” If you are in Budapest for the nightlife and the alternative culture, this is the right area for you.

On the other hand, if you are in Budapest to study in some of the international colleges, you need to check out Újbuda in District XI.

Then there is the Castle District (District I) which can be quite busy during the day, but at night it is all calm. Plus, the area is well covered by public transport. Getting out of there and going back is pretty easy and straightforward.

5.     Do I Plan to bring a pet at some point?

This can be an issue unless you discuss it with your landlord before committing. Some landlords have a strict no pet policy, others might increase your rent, while some will allow it.

Therefore, if you have any plans that include a pet, make sure you talk that through with your new landlord.
